The Best Villas for Large Groups on Tulum Beach

Why big groups belong in beachfront villas
Planning a trip to Tulum with twenty, thirty or more people usually ends the same way: three hotels, five group chats and nobody in the same place at sunset. A private beachfront estate fixes that. Everyone sleeps on one property, eats at one table and wakes up to the same stretch of Caribbean sand.
Tulum Beach has plenty of beautiful places to stay, but very few that can genuinely hold a large group together. Here's what to look for, and how Zorba Tulum works for groups of every size, whether you need one private villa or the whole estate.
What makes a great group villa on Tulum Beach
Not every "large villa" works for a large group. Before you book, check for these six things.
A bedroom and bathroom for everyone. Count en-suite bathrooms, not just beds. Sharing one bathroom between six adults gets old by day two.
Space to be together and space to be apart. The best group stays have a big shared heart (a pool, a rooftop, a long dinner table) plus private corners where couples, families or the early risers can retreat.
True beachfront. On Tulum's beach road, "near the beach" can mean a hot walk across the road or minimum spends at a beach club. Look for a property that opens straight onto the sand.
Tulum Location. Sounds obvious, but double check the villa is located on Tulum Beach and not a nearby beach advertised as " in Tulum." Your villa should be walkable to local restaurants and shops.
Staff who know groups. Daily housekeeping, an on-site manager and a concierge who can book chefs, boats and cenote tours make the difference between hosting and actually enjoying the trip.
Room to celebrate. If there's a birthday, anniversary or wedding on the agenda, make sure the villa welcomes events and has the layout to host them.
Zorba Tulum: 18 bedrooms, one beachfront estate
Zorba Tulum is one of the very few places on Tulum Beach where a group of any size can stay together on the sand, from one family in a single villa to 40-plus guests across the whole estate. The estate sits at KM 9 of the beach road and is made up of six private residences around shared gardens, pools and a rooftop that catches the sunset over the jungle.
Residence | Bedrooms |
Zorba Uno | 2 |
Zorba Dos | 3 |
Zorba Tres | 3 |
Zorba Cuatro | 3 |
Zorba Cinco (with private pool) | 5 |
The Penthouse | 2 |
Total | 18 en-suite bedrooms, sleeps up to 44 |
That layout is the secret to a good group trip. Each family or friend group gets its own home, with its own kitchen and terraces. Then everyone meets in the middle: at the pool under the palms, on the beach loungers, or on the rooftop for sunset drinks.
What's included:
Two pools, beach beds, daybeds and loungers right on the sand
Kayaks, paddleboards and boogie boards for calm-sea mornings
Ping pong table and 85" tv for moving viewing in the games room / yoga studio.
A yoga studio for group classes or quiet morning practice
Daily housekeeping, an on-site manager and night security
Resident chef team at the taco and breakfast bar with food a la carte
A bilingual concierge to arrange private chefs, in-villa massages, tours and transfers
Cribs, high chairs and kids' games for multigenerational trips

Two ways to stay at Zorba
Private villas | Full estate buyout | |
Best for | Families, friend getaways, small retreats | Weddings, milestone celebrations, large retreats |
What you book | One or more residences, from 2 to 5 bedrooms | All six residences, 18 bedrooms |
Shared spaces | Pools, gardens and beachfront shared with other Zorba guests | Every pool, the rooftop and the beachfront are yours alone |
Events | Not permitted but a chef dinner, mariachi band and birthday cake can be arranged. | Ceremonies, receptions and private events welcome under the care of a planner |
Private villas for smaller groups. Not every group needs the whole estate. Book a single residence for a family holiday, or two or three side by side for a friends' trip. Each comes with private en-suite bedrooms, a kitchen and terraces, with the pools and beach just steps away. Zorba Cinco, with five bedrooms and its own private pool, is a favourite for groups of 10-12.
Full buyout for larger groups. For 20 to 44 guests, or any celebration that needs the whole place, book the entire estate. Zorba becomes yours alone: no other guests, no strangers at the pool, just your people. A full buyout is also how you host a wedding or event at Zorba.
Group trips that Zorba does best
Milestone birthdays and reunions. Fly everyone in, take over the estate and let the rooftop do the rest. Golden-hour toasts above the palms are the photo everyone will frame.
Beach weddings. With a full buyout, Zorba hosts ceremonies and receptions for up to 120 guests, with your inner circle sleeping on site. Barefoot vows on the sand, dinner by the pool, dancing under the stars.
Wellness and team retreats. Morning yoga in the studio, working sessions in the shade, and afternoons free for the sea. Separate residences keep everyone rested and focused. Smaller teams can book one or two villas; larger ones can take over the estate.
Multigenerational family holidays. Grandparents get their own quiet villa, the kids get the pool and the beach, and everyone comes together for dinner.
Cenote Or Lagoon days. Tulum's jungle is full of crystal-clear cenotes, adding another experience to your stay. Our concierge can arrange private group transport so you can relax and explore together.

Tips for booking a group villa in Tulum
Choose villas or a buyout. Under about 12 guests, one or two private villas usually fit best. From 20 guests up, or for any wedding or event, a full buyout gives you the whole estate.
Book early. Whole-estate stays and wedding dates fill 9 to 18 months ahead, especially for winter and spring.
Pick your season. November and early December are a sweet spot: warm seas, fewer travellers and lovely evenings for outdoor events. Winter through Easter is peak season but you still have a private sanctuary that is never too busy.
Plan for at least four nights. Full-estate buyouts have a four-night minimum, except in the slower summer seasons when you can book for three nights. But four nights is about the right length for a group to actually unwind.
Share the room plan early. Assign residences by family or friend group before arrival so everyone knows where they're sleeping.
Let the concierge handle logistics. Airport transfers, a private chef for welcome night and cenote tours are all easier to arrange in advance.
Ask about the beach. Like all of the Riviera Maya, Tulum sees seasonal sargassum. Our team manages the beach daily when possible and will ensure your group has a great time no matter what nature brings our way.
Resident chef. Having a resident chef team and bartender on property with items a la carte lets your group order what they want when they wish, and allows people to wander off property to explore the local dining scene whenever they prefer.
Bring everyone to Zorba
The best group trips are the ones where nobody gets left behind at another hotel. At Zorba Tulum, your whole crew wakes up on the same beach, swims in the same pool and watches the same sunset from the rooftop.
