The Villas
​Each villa is designed with families in mind, featuring full personal kitchens, and stocked with plush bath towels, fresh bed linens, and beach towels - making it easy to settle in and feel at home. Your stay includes an concierge to assist, daily housekeeping, and grounds keepers who rake the sand each morning so little feet can roam freely. Our friendly daytime staff are always nearby, and nighttime security provides added peace of mind for parents.
Zorba's safe, guest-only beachfront property also features a Taco and Breakfast Bar with fresh daytimes offerings. Enjoy meals overlooking the turquoise Caribbean Sea or dine comfortably together in the privacy of your own villa.

Getting Here
With easy flights from major cities, it’s a wonderfully accessible escape for families traveling from near and far. Here, adventure and relaxation go hand in hand—spend your days exploring magical cenotes, floating through winding rivers and lagoons, discovering ancient jungle landscapes, or simply building sandcastles together with the beach toys provided at Zorba.

Zorba is located in the South Tulum (SoTu) area of the beach, a peaceful stretch known for its slow-living spirit and conscious approach to travel. From the property, families can stroll to excellent restaurants, charming boutiques, and miles of soft white sand.

A rental car isn’t necessary. Our trusted private transfer team can greet you at the airport and bring you straight to Zorba, where our staff awaits your arrival. Carseats can be added by request.

For families that like a little extra ease, we're happy to arrange grocery delivery and pre-stocking directly to your villa. While our onsite Taco Breakfast Bar makes mornings deliciously simple and Tulum offers wonderful dining just steps away, there is nothing quite like having your favourite snacks, fresh fruit, breakfast staples, and easy lunch items ready and waiting. We'll help you stock your kitchen so everything feels effortless from the moment you arrive.

Whether you’re dreaming of a casual taco night with margaritas for the grown-ups or a beautifully prepared multi-course dinner with an added children’s menu, our team will curate a personalized dining experience for your family at Zorba Tulum.

​​​"We stayed at Zorba for 9 days over thanksgiving break with 2 kids and a grandma. We had one of the villas closest to the beach. From the beginning, the staff was super attentive making sure to greet us at arrival and help us get situated after a long day of traveling. We had a parking spot for our rental car. We didn’t use the car too much because there are so many great restaurants within walking distance including the beach shack right outside our door for breakfast. The kids loved having fresh pancakes every morning. Other services such as groceries were just one WhatsApp message away.
We played in the pool during the day when the beach was hot and played in the ocean in the afternoon once the sun had gone down a bit. There were also a bunch of sand toys on the property for the kids to play with. All in all, a perfect spot for families."

Policies
The Zorba property is exclusive to guests and not open to the public. ​For the safety, security, and enjoyment of all our guests, the following rules must be respected:
Check-in 3pm. Check out 10am.
We recommend a shuttle from the airport. Parking is limited. We can arrange for a private airport shuttle for guests.
Zorba property is for guests only.
No pets.
No smoking in the homes.
No candles or open flame. No fire at all on the property or the beach.
Zorba property pools hours 8am – 8pm.
No glass in or around the pool.
Quiet on the property from 11pm onwards.
Daily housekeeping is included in the stay.
Guest services available from 9am – 8pm. Emergency contact only after 8pm.
Night security on site. Lock gate after hours.
Zero tolerance for illegal drugs or activities.
No outside vendors or outside guests or professional sound equipment.

Young kids must be within arms reach. No lifeguard on duty.
