We're excited to welcome you to our corner of paradise in Tulum, Mexico. Explore our nightly beachfront villa rates and booking policies. Rates are seasonal and shift with demand. 4 Night Minimum Stay unless otherwise stated. Shorter stays are possible when there is a small opening in the calendar.

Payment Schedule:
50% due at time of booking.
The remaining balance is due 30 days before arrival.
Nightly rates are in USD +16% VAT + 5% Hotel Tax.

Cancellation Policy:
All payments are non-refundable.
We are a unique offering and hold your dates just for you. We recommend travel insurance to cover your stay. Reschedule possible in the event of a force majeure. A force majeure is defined by one of the following acts: border closure, travel ban preventing the guest from reaching the guest's destination, named hurricane preventing guest from reaching booked accommodations.

A pre-authorization of $ 1000 (USD) is due at check-in and released 2 days after departure.

Groceries
We work with Riviera Maya Grocery so you can order groceries online and have them delivered for your stay.
Fresh produce, meat, dairy, food platters, and beverages – including wine, beer, and spirits are available. Let Riviera Maya know which villa you are in and we will coordinate their arrival.
