There are three main areas in Tulum, the city center (not on the beach), Aldea Zama (not on the beach), and the boutique hotel area along the Boca Paila road that runs parallel to the sea. The picture-perfect postcard images of Tulum are along the Boca Paila Road on the beach side. The beach area is more expensive but the private beachfront is worth the investment.

  2. The best beaches in Tulum are private access. The beach area is dotted with boutique hotels and restaurants and the access to the sea in this desirable hotel zone is private. You need to stay on the beach to enjoy the beach freely or post up at a beach club with entry fees and minimum spends. There is a public beach, as well, but it can be busy and not in the area with the cute boutiques and shops. Plus the sunrise in Tulum is amazing and can only be experienced when you wake up by the sea. Double-check that you are in the paradise you want to be!

  3. Check property reviews. Of course, hotel websites will always show the best pictures and only their favorite reviews. So, go above and beyond, and look for some reviews around the web. Make sure that the pictures they are showing are accurate, just like the rest of the information they are providing. TripAdvisor is a good place to check.

  4. Communication is key. One indication of quality is the level of communication you have before your stay. The interaction should be smooth, clear, and attentive. If you are having issues with this from the beginning, don’t expect different circumstances during your stay.

  5. The Amenities bible. There are a few amenities you should be sure a Villa offers before you arrive in Tulum: air-conditioning, reliable Wi-Fi, daily housekeeping, and electricity (you’d be surprised). You should always check if there are any costs associated with these amenities. You don’t want to arrive at the hotel assuming Wi-Fi would be free, only to find out that there are extra fees. Other amenities you would like to consider include beachfront, concierge, security, and parking.
